Water heater service and replacement
A fixed-price flush and inspection, and a free estimate visit when it's time for a new tank or tankless heater.
Flush and inspection
What happens at a flush and inspection
Sediment settles at the bottom of every tank. Over time it makes the heater work harder, rumble and run out of hot water sooner. A flush clears it out, and the inspection tells you how much life your heater has left.
It takes about an hour. Your technician tells you what they found in plain words before they leave.
- Drain and flush the tank
- Test the temperature and pressure relief valve
- Check the anode rod, the part that stops the tank rusting
- Look over the connections, venting and thermostat

Replacing a water heater
Repair it or replace it?
How do I know my water heater is failing?
The usual signs: hot water that runs out sooner than it used to, rusty or cloudy hot water, rumbling or popping from the tank, water around the base, and a tank past about 10 to 12 years old. A leak from the tank itself can't be repaired: that means a new heater.
Tank or tankless?
A tank heater costs less to put in and works the way you're used to. A tankless heater heats water as you use it, takes up much less space and doesn't run out, but costs more to install and may need new gas or electrical lines. At the estimate visit we look at your space and how your household uses hot water, and price the option that fits.
What happens at the free estimate visit?
It takes about half an hour. We look at your current heater, where it sits, the venting and the connections, then give you a price for the new one. There's no charge and you don't have to decide on the spot.
How often should a water heater be flushed?
Once a year is a good rule for a tank heater. Read how often to flush a water heater for more.
